You've likely drafted your own pro forma already. In this module, let's make sure that yours includes all of the line items required for a coworking space and that your assumptions are aligned with industry averages.

Test and Update Your Assumptions Like a Boss

You'll meet with investors, lenders, architects, or general contractors that will give you numbers that factor into your startup costs and your revenue potential. Throughout this process, you want to be able to update your pro forma to test any new input and respond quickly to an investor request for scenario-planning.

Module Highlights:

We'll walk through how to load your product mix assumptions as well as your start-up cost assumptions into a tab that will use the data to populate your pro forma.

  • We'll cover how to get your product mix (revenue generating seats, event income, meeting room income, etc.) assumptions.
  • We'll learn how to estimate typical start-up costs and how to update those numbers as you refine your inputs from general contractors, furniture plans, etc.
  • We'll review how these inputs feed into your first year and full ten-year pro forma.

Make Decisions and Take the Actions that Lead to the Outcome you Want

It's important to test your financial model and understand how factors such as size of space, product mix and lease term can impact your business.
